Overview

Philip Maiorca is a real estate, probate and estate planning attorney in Bonita Springs with over 30 years of experience helping clients navigate property transactions, title issues, and the legal complexities associated with buying, selling, or inheriting real estate. He works with residential buyers and sellers, investors, brokers, and families to ensure their property rights are protected and their closings move forward efficiently and accurately.

Known for his practical, client-first approach, Philip handles a wide range of real estate matters, including contract review, title objections, easements, and zoning questions. He also assists with probate and trust administration, helping clients transfer property and assets with minimal delay and stress. Whether drafting documents, resolving disputes, or guiding clients through unfamiliar processes, Philip is deeply committed to protecting his clients’ investments and peace of mind.

Before joining Henderson Franklin, Philip founded and led his own law firm and title agency, handling hundreds of closings per year. His experience spans both private practice and in-house legal counsel roles, including more than 15 years as general counsel to a Southwest Florida title company and early work as a housing attorney for Florida Rural Legal Services. He has also served as a real estate consultant for AT&T, helping manage commercial asset sales and dispositions nationwide.

One of Philip’s most memorable cases involved a Fort Myers couple preparing to buy their dream home until an outdated utility easement threatened their backyard plans. Rather than rushing the deal, he investigated, negotiated an extension, and cleared the title issue, allowing his clients to close with clarity and confidence. The pool went in, and so did the peace of mind.

Originally from Northeast Ohio, Philip now resides in Southwest Florida, where he enjoys the sunshine, solving problems and helping people through some of life’s biggest transitions.

Professional and Civic Affiliations

Philip is a member of the Real Property, Probate and Trust Law Section of The Florida Bar, the Collier and Lee County Bar Associations, and serves on the Advisory Council of the Bonita Estero Board of Realtors. He has also contributed to the Board’s Grievance Committee and Strategic Planning Taskforce.
